a private compound of two and three bedroom villas, tucked into
a peaceful area surrounded by productive rice fields and the tropical
charms of Bali within the exclusive neigbourhood of Seminyak. The
environment is home to fashionable boutique hotels and choice dining
outlets featuring cuisine designed to appeal to all tastes. A stretch
of sandy beachfront and the pounding surf are only a short distance

The Villas
Each self-contained villa is set within a walled tropical garden
complete with swimming pool and ample space to relax and soak up
the sun. A fully equipped kitchen allows guests to stock the fridge
and enjoy a totally private vacation in a simple Balinese manner.
Enclosed within a tranquil piece of paradise, it is easy to leave
behind the hustle and bustle of a busy city lifestyle.
The Living & Sleeping Environments
Each villa features a tasteful décor that is enriched by
precious details, local arts and pottery. The three bedroom villas
can comfortably accommodate a group of six adults or an extended
family unit without compromising each others peace or sense of privacy.
All bedrooms are fully air-conditioned with overhead fans for alternative
cooling as well as a personal ensuite bathroom with hot/cold water
shower and bathtub.

Transfers to and from the airport, which is only a convenient 15-min
drive away, are complimentary. Upon arrival guests are treated to
an exotic fruit basket and flowers as a small welcoming gesture that
is typical of the Balinese sense of hospitality. Villa amenities include
private parking, IDD telephone, Internet access, satellite television
with VCD, DVD and CD system and around the clock security, housekeeping,
pool and garden staff maintain the villa daily, while services such
as a car and driver are available upon request, while the service
of a babysitter or cook is available with 24-hours notice. Indulging
massage treatments to relieve jet lag and tired muscles can be booked
and performed within the privacy of your villa compound.

TERMS & CONDITIONS
- Rate
Rates valid until March 31, 2006. All rates are net, quoted in
USD and inclusive of applicable government tax, service charge,
daily breakfast for maximum 2 persons per room.
- High & Peak Season Period
High season period: July 15 – September 15; peak season
period: December 20 – January 10
- Booking or Reservation
Reservation subject to availability and confirmation. A minimum
of 3 nights is required for high season or peak season bookings.
- Villa Capacity
We strictly observe a villa capacity policy. Please ensure that
you select the proper villa type to accommodate your family or
group. Please note that no guests under
12 year of age are accepted!
- Check in/out time
Check-in time is 02:00 PM
Check-out time is 12:00 Noon
Late check-out (day use) until 06:00 PM is at additional charge
of 50 % from 1 (one) night villa rate and subject to availability
- Terms of Payment
• A deposit of 50% of the rental amount is required within
7 days of receiving our reservation confirmation form with the
final balance to be paid in cash at the villa upon arrival.
• For bookings made 7 days or less before arrival full final
cash payment is required at the villa upon arrival.
• All payments are to be made in US dollars either via electronic
bank transfer (account details will be given at time of booking)
or by cash in US dollar bank notes at the villa. For electronic
transfers, guests will be responsible for any bank charges incurred.
- Cancellation Policy
• For bookings that are cancelled 31 days or more before
arrival, deposits will be returned in full less a US$ 100 administrative
fee.
• For bookings that are cancelled 30 days or less before
arrival, deposits will be non-refundable.
• Notices of cancellation must be received in writing (by
fax, email or mail).
• In cases where a guest has confirmed a booking with a
deposit but we have yet to receive the balance of payment and
the booking is cancelled, the guest will be responsible for the
payment.
